Booking Terms & Conditions 

By booking holiday accommodation with L J Hooker Byron Bay/ Byron Bay Accommodation Rentals you agree to the following terms and conditions. 



     A provisional booking/booking request may be made the following ways:     

     via our website  www.byronbayaccommodationrentals.com.au, over the phone 0266857300 or by email byronbay@ljh.com.au.

     The minimum stay is 3 nights.  Booking requests are only held for 24 hours.


     To confirm the booking guests must provide credit card details as a security deposit.  The security deposit is to the value of $1000.00.

     The credit card details are held until after your stay.  If there are damages or excess cleaning noted by the regular cleaners after your                   departure the total security deposit will be debited from the credit card provided.  A refund will be provided after the damages are rectified.           Where the total amount for damages exceeds $1000.00 a $55.00 fee will be payable.


      A 50% deposit plus a booking fee of $35.00 must be paid within 5 days or your booking will be deemed as not proceeding. Payment can be         made online through our website by credit card or by direct deposit.  A 1.8% credit card fee applies to all credit card payments.  We accept           Visa or Mastercard.


     Balance of tariff must be paid 30 days prior to arrival keys to the accommodation will not be available unless payment is received in                       full. (Balance payable 60 days prior for peak periods Christmas/Easter/School Holidays)


     Tariffs are subject to change without notice, this includes property upgrades, renovations, festivals/events, instructions from the owners, or           accidential misquoting.


     If you wish to book 12 months in advance this must be done before departure and normal booking procedures apply.


     The booking is made in good faith by our office and may be subject to change.  While we can not be held responsible for actions taken by the       owners of the premises outside of our control, we will endeavour to assist you in finding alternative accommodation. If no suitable                       accommodation can be found a full refund is provided to the guest. 


     The description of the property is on our website at www.byronbayaccommodationrentals.com.au this description is given in good faith we are       careful not to misrepresent any holiday property however we can not be held responsible for changes to or items removed from the property.       The holiday property is furnished to the individual owners style and we take no responsibility for any unmet expectations of guests.  No refund       is given if you are not satisfied with your accommodation.  Changes to the property grounds and/or surrounds, outside of our control, such as       weather, erosion, any work by services and neighbourhood renovations will not be grounds for a refund or relocation.  L J Hooker Byron Bay         can not be held responsible for any disturbances, noise or inconvenience guests may experience during their stay.


     All holiday premises are fully self-contained and where stated have linen provided - this includes bed sheets/pillow cases/tea towels & 1 bath         towel per guest.  Beach towels, hair dyers and baby items are not included but can be hired through Byron Bay Holiday Hire

     02 6685 6247.  None of our holiday accommodation is serviced however servicing can be arranged at your cost during your stay.


     Some holiday accommodation or bookings may have additional conditions which must be abided by during your stay. 

Unless prior arrangements are made with the agent failure to abide by the above may incur extra charges.

13  11. ARRIVAL

            Holiday premises are available for your occupancy from 2pm on the day of arrival.  Keys may be collected from our office

           L J Hooker Byron Bay Shop 4/31 Lawson Street, Byron Bay.  Our office is open from 8.30am to 5pm Monday to Friday and from 9am to 3pm         Saturdays.  If you are arriviing outside of these hour please contact us for alternate key pick up.

     12. DEPARTURE

            Holiday premises should be vacated by 10am on the day of your departure.  Subject to availability a late check out may be arranged through       our office the day before your departure - failure to do so will incur a fee.  Keys are to be returned to our office or the key return box at the           side of our office if after hours.  The accommodation and grounds are to left in a clean & tidy condition. All rubbish is to be placed in the               outside bins as provided   The property must be left secure with all doors and windows locked, air conditioners and lights turned off.   


            If on arrival your accommodation has not been cleaned or there are other items that need attention, please contact the office immediately so       we can instruct the cleaners to attend as soon as possible.  If maintenance is required access must be granted at the firs available opportunity       during your stay to rectify the issue.  Our policy is that we reserve the right to rectify any issue and that no refund or relocation is available.

     14. REPAIRS

            The agency endeavours to have any repairs to appliances attended to as soon as possible after being advised there is a problem, however              due to unforseen circumstances (eg. having to order parts or the non availability of tradespeople) the immediate repair may be outside of our        control.  No responsibility is accepted by the agent or owner for these unforseen circumstances.  There will be no refund or discounts offered        for un usable appliances.


 pr        The premises are let for holiday purposes only the use of the property for a function, party or  like gathering is strictly prohibited –                        our owners do not accept schoolies bookings.  Should it come to our attention that the above has been breached we reserve the right to              cancel the booking, refuse key collection or evict the occupants.  The guest who has made the booking must be staying at the property and          will be held responsible for the conduct of all other guests.  Only the stated number of guestson the booking form will be allowed. 


            Any breakages, damages or lost keys are to be paid for by the guest - in the event that a key is a security keys the changing of locks to the          holiday property may be required and will be at the guests cost.

     17.  PETS 

            Under no circumstances are animals allowed inside or on the property. 

     18.  All holiday accommodation is smoke free inside the property.

     19.  SALE

I           In the event that the holiday accommodation is offered for sale the guests agrees to allow the owner or their agent access for inspections            with prospective purchasers by appointment. The agent can not be held responsible should the holiday accommodation be sold and the                booking cancelled.  All endeavours to find alternative accommodation will be made by the agent if no alternative accommodation can be                found full refund will be provided to the guests.

     20  INSURANCE

     No responsibility is taken by the agent or the owner for guests personal property.  The owners insurance does not cover guests personal               possessions guest personal travel insurance does. 


     Noise is a serious issue in Byron Bay. No noise or unacceptable behaviour to neighbours will be tolerated at any time.  Noise is any sound that       can be heard from neighbouring properties that disturb their peace and quiet.  All music must cease by 10pm and care taken when gathered         outside.  Disregard to this will result in heavy fines imposed by Byron Shire Council and the Holiday Letting Organisation.  If a security guard         or Police are called to a noise complaint or unacceptable behaviour a charge of $165.00 will be payable and you will be evicted immediately.         If a booking is terminated in accordance with the above no refund of tariff will be given.


      In the event of you cancelling your booking:   within 60 days of the commencement of the booking the deposit/tariff is non refundable unless        the holiday accommodation is rebooked for the same dates and tariff.. 

      If you cancel your booking outside of the 60 days a refund will be given less an administration fee of $150.00  - This includes changing your          booking to another property.  Changes and cancellations must be in writing by the guest who made the booking. There is no refund of the            booking fee or credit card handling fee. 








Card Savings for Security Deposits
